Cost plus, with the books open
We don't hand you one lump number and hope it covers us. You see what the work actually costs and what we charge to manage it.
You see the real invoices
Material orders, subcontractor bills, and labor hours are all documented. Nothing is buried in an allowance.
Our fee is stated up front
You know our percentage before the first day of work, and it doesn't change because a job got complicated.

If a line comes in under, that's your money. With lump-sum pricing it quietly becomes the contractor's.

What does cost plus mean for me?
You pay the actual cost of materials, subcontracted trades, and labor, plus an agreed fee for managing the project. You see the documentation behind every line. It keeps the incentive on doing the work right rather than protecting a padded number.
Do you really do the finish work in house?
Yes. Cabinetry, built-ins, paneling, stairs, and trim are built and installed by carpenters on our own payroll. Specialty trades like plumbing and electrical are licensed partners we've worked with for years.
Why do kitchens generally start around $100,000?
That's the level of work we're set up to do well. If your project is smaller, we'll tell you at the first conversation rather than after you've spent weeks on drawings.
Can you handle a whole-house remodel?
Yes, and it's some of our favorite work. Multi-room projects are run as a single job on a single schedule, with one project manager coordinating the sequence so rooms come back online in an order that keeps your house livable.
Can you work from our architect's or designer's plans?
Often, yes. Send them along with your inquiry and we'll tell you honestly whether we're the right builder for the work involved.
